Ref: Development of Bodley Farm Buildings

For some time, we have been considering the future of the Bodley farm buildings. At present the buildings are in a redundant state. After consultation with Exmoor National Park we have decided to apply for planning permission to develop the site. The issue of housing for local needs is one of key importance in Parracombe and on Exmoor generally.
We have held several meetings with the Kieran Reeves at Exmoor National Park and have been encouraged by the support for us to present our application. Will Bowden, our architect, has drawn plans, an ecological survey has been carried out and a viability study completed. The key is whether we can overcome the highways issue. The balance of the application will improve the community environment in Bodley lane and with the support of the Community and Parish Council it is hoped that the ENP Planning Committee would approve the scheme as a small scale housing development which would be the most beneficial for the site, community and residents of Bodley Lane. Assuming this is the case it can only be a benefit to the Community Trust and the village of Parracombe that we request the support of the Parish Council so we can proceed to the business of getting the development underway. We expect a decision from the Park to be within a relatively short time scale at which point because of highways it is likely to go to committee. This is where support from the PPC will be key.
The Parracombe Community Trust has been set up to provide the village with the opportunity of finding potential sites to support the development of housing for local needs. We understand that around 50 sites have been considered. The PCC however were not aware of our negotiations with the National Park, and the positive response there has been to take our application forward. We understand that potential sites have been presented to ENP and we would like to ask the village and the PCC that our site be included and with that the Trust’s and the PPC’s support. ENP have confirmed that the selected sites chosen by the Community Trust are not given preference over other planning applications and each planning application considered will be on its own merits.
We believe that members of the community are likely to prefer having available property in the village sooner rather than later. Over the coming month we will be canvassing support from interested parties within the village and the surrounding areas. We have designed a website which is all but complete and in conjunction with a local estate agent this will offer the opportunity for interested parties to register their interest in the development. We have discussed this strategy directly with Kieran Reeves.

The Parish Council’s support for the project can only be positive for the future of the village and to the Community Trust, and we are writing to you to ask if you would consider registering your support for the new housing. The application is already with the National Park planning department.
